Overview

Beautiful 2 bedroom, modern static caravan for sale. Pristine condition. One owner since new. Never let out as a holiday rentals. We even take shoes off at the door to protect the carpets and have mattress protectors on all mattresses so it's in lovely condition.

The caravan Sleeps 6 people as there is a comfortable pull out double bed in the living room also. Large double showier room, separate toilet for convenience.

Modern white fitted shaker kitchen, with 3/4 tall fridge freezer, gas oven with gas grill above, gas hob (4 rings) and a microwave. Plenty of storage space in kitchen cupboards.

Master bedroom has a double bed, bedside table on either side; a dressing table and a wall of built in wardrobes, which has handy shelves on either side, inside. There are also built in cupboards and shelves above the bed too.

The 2nd bedroom has twin beds, with a bedside table in between. 1 single wardrobe, with shelving above and also built in cupboards and shelves above the beds for storage.

The caravan is double glazed and central heating throughout. The boiler was replaced just last year (2021) so is still under warranty. There is also a gas fire in the living room, which we use for aesthetic reasons (the central heating keeps the caravan lovely and warm without the need to put the fire on).

There is a large decked area to the front of the caravan, extended to wrap around one side and the full width of the caravan, allowing a fabulous space for bbqs and outdoor seating, alfresco dining and to enjoy the outdoor space.

The pitch is in the perfect spot - it's a little sun trap but also overlooks the childrens play area, which is ideal for families who have little ones wanting to run out & play.

The site itself is open 1st March to 14th November and has a launderette, a bar with indoor & outdoor seating, pool table & darts (Open every weekend & more during the school holidays). There is a tennis court with an additional basketball net and a football field with goal nets. The children's play area is a huge space for playing games, and has a climbing frame, with swings and slide.

The area itself is fabulous! Peaceful, with stunning views all the way around and lovely walks. There is a pub just a few miles away (Three Greyhounds) that has regular live music and serves lovely home cooked food with outdoor seating overlooking the river. Appleby is 8 miles away and Kirkby Stephen just 5 miles away - with a large Co-op, cafes, takeaways and a Chinese restaurant that does the best salt & pepper chicken wings you will ever eat!

The annual site fees are very reasonable (approx £2300 a year) the electric is charged annually and is metered. The gas bottles are sold on site too whenever you need one.

We have wifi internet in the caravan also (£150 a year) to be able to get additional tv channels on top of freeview & allow the kids access to the games on their phones on a rainy day if they don't want to play outside (very rare occurrence!)
